All the marketing in the world will not help a home that is overpriced. This is because of the large supply of homes on the market that ARE priced right. Agents simply will not waste their clients’ time by showing them homes priced too high.

When you have me as your listing agent, I make a proper market analysis of your home and go over it with you to establish your home’s true market value. This analysis includes:

  • Recent sales of comparable homes in your neighborhood, with sales price.
  • Comparable homes in your neighborhood that are currently on the market, with asking price. These homes are your competition.
  • My firsthand knowledge of the local market, gained from walking through hundreds of homes while representing clients and while previewing properties to ensure I know what the marketplace has to offer.

A good demonstration that my marketing and pricing strategies work is the recent listing I received for a home that had been on the market for over 700 days. Three good agents before me had tried in vain to sell this home.

The sellers implemented my suggestions for ways to make the home more appealing to buyers. I took new photographs and put them online on all of the real estate Web sites I use, along with the new description written to develop buyers’ interest. I uploaded the new photographs and description to the MLS. We adjusted the price so that it represented the home’s true market value.

After 45 showings in about as many days, the home sold within 2% of the asking price and the sellers are happy.
